Rewiring, repairs, and the circuits a remodel forgot.

Older Orange County housing stock is full of wiring that was correct when it was installed and is not anymore. We work through it in defined phases, so you know what is being replaced, what is staying, and what it costs before the drywall opens.

Scope of Work

What rewiring actually covers.

01

Whole and partial rewires

Knob-and-tube and deteriorated cloth-insulated branch circuits replaced in staged phases, with patching coordinated around your schedule.

02

Aluminum branch remediation

Approved connector remediation or replacement for 1960s and 70s aluminum branch wiring at devices and splices.

03

Added circuits

Dedicated circuits for kitchens, laundry, offices, garages, workshops, and the equipment a remodel introduced.

04

Troubleshooting

Intermittent faults, tripping breakers, dead circuits, and shared-neutral problems traced to a cause rather than guessed at.

05

Device and protection updates

GFCI and AFCI protection, tamper-resistant devices, smoke and CO circuits, and correctly grounded receptacles.

06

Lighting

Recessed, under-cabinet, landscape, and exterior lighting circuits with dimming that matches the fixtures.

How we phase it

Occupied homes need a plan, not a demolition.

Most of our rewiring happens in houses people are still living in. That shapes everything: which rooms lose power on which day, where the temporary circuits run, how far the drywall opens, and when the inspector comes.

Before phase one starts you get a written sequence — the rooms in each phase, the expected outage windows, and the patch and paint boundary. It is the difference between a two-week project and a two-week ordeal.

  • Written phase sequence with outage windows
  • Temporary power maintained to refrigeration and essential circuits
  • Access cuts kept to a defined, documented boundary
  • Inspection scheduled per phase where required
Good to know

Troubleshooting is its own service.

A breaker that trips every few days, a dimming light circuit, an outlet that works only when it feels like it — those are diagnostic calls, not rewire calls. We charge for the diagnostic time, tell you what we found, and apply the finding to the repair scope if you move forward.

What we will not do is replace a panel to make a symptom go away without proving the panel is the cause.

Questions

Rewiring questions.

Do you patch the drywall?

We keep access cuts to a defined boundary and can either leave them clean for your finish contractor or coordinate patching. Which one applies is stated on the estimate rather than assumed.

Can a rewire be done in stages?

Yes, and for occupied homes it usually should be. A common sequence is kitchen and laundry first, then bedrooms, then exterior and garage — spreading both the disruption and the cost.

Is knob-and-tube always a problem?

Not automatically, but it has no ground conductor, it is intolerant of insulation contact, and many insurers now decline it. We assess what is actually energized and give you an honest picture instead of a blanket verdict.

Do you work from an architect or designer set?

Yes. Send the plans and the fixture schedule and we will price the electrical scope against them, including anything the set left ambiguous.

Older house, newer plans?

Describe the property and the project and we will lay out a phased electrical scope.
